Why Here?
The delivery of new homes is guided and shaped by the Development Plan for the district, prepared by Fenland District Council. The adopted Fenland Local Plan (2014) seeks to deliver 11,000 new homes over the plan period 2011-2031. In order to achieve this target, the Local Plan allocates sustainable sites for future residential development. The land at south east March is one of these sites.
To guide the delivery of the south east March allocation, a Broad Concept Plan was prepared by Barratt David Wilson Homes Cambridgeshire. The Broad Concept Plan covered the entirety of the site allocation area, including the land under the control of Cannon Kirk Homes and that is subject to this public consultation. The full Concept Plan is shown below.
The Broad Concept Plan was approved by Fenland District Council in June 2023. Since then, Barratt David Wilson Homes have submitted a planning application for 425 homes which is awaiting determination by Fenland District Council. March East Developments also have a planning application which is awaiting determination by FDC. The March East Development application is in relation to the north-western parcel of land (shown within land titled ‘Landowner 1’ on the Broad Concept Plan below).

The Broad Concept Plan

Cannon Kirk Homes is now preparing a planning application to bring forward proposals for the land under their control. The application will be outline in form with all detailed matters reserved. The application will be supported by all of the necessary technical reports to further demonstrate that the site is technically suitable for residential development, this includes: a Flood Risk Assessment and Drainage Strategy, Ecological Surveys, Tree Surveys, a Heritage Statement, a Noise Assessment, an Air Quality Assessment and a Landscape Visual Impact Assessment. Preparation of these technical details is ongoing at this stage.
